Seattle’s longtime Ballard Goodwill location is potentially about to be replaced by a large mixed-use apartment building.
A land use application filed with the Seattle Department of Construction and Inspections (SDCI) on July 24 proposes redeveloping the property at 6400 8th Ave. NW into a building with about 300 apartments, ground-floor retail space and below-grade parking. Plans included with the application show the existing Goodwill building being demolished.
For now, though, nothing is changing at the store.
Evergreen Goodwill, which has leased the property since 2004, says it plans to continue operating the Ballard retail store and donation center for the foreseeable future. Marketing and communications director Alyssa Grigg told KING 5 that the building’s future is ultimately up to the property owner, and the nonprofit has not yet received notice that its lease will end.
The Ballard store remains open as usual for now and is hosting a pop-up featuring secondhand clothing and music gear curated by DJ Brian Rauschenbach of Shibuya Hifi through August 2.
The Ballard Goodwill is one of Evergreen Goodwill’s largest Seattle stores. It recently received a small remodel, with a new entrance and expanded sales floor completed earlier this year. In 2025, Evergreen Goodwill opened a second Ballard donation drop-off location at 1145 NW Market St.
The redevelopment plans do not say whether affordable housing would be included. However, because the site is in Seattle’s Mandatory Housing Affordability (MHA) area, the developer would have to either include affordable units or pay into the city’s affordable housing fund.
If the developer chooses to pay instead of building affordable homes on-site, the required MHA contribution for a project this size could reach nearly $4.6 million, with additional fees for commercial space.
